Big City Lab is designing a social housing district for displaced persons from the Mariupol community in Bila Tserkva – the complex is designed for 44 buildings and 1,187 apartments.
The apartments will be provided for social rent. The start of construction of the first phase is scheduled for the fall of 2026, and the sketch project of the complex has already passed the examination.
The project was developed by the architectural bureau One Project in partnership with the urban bureau Big City Lab and the bureau PUPA. It became the first practical implementation of the Concept of social housing for Ukraine, which was created in 2025 at the request of the Ministry of Community and Territorial Development.
The height of the buildings will be from 5 to 9 floors. The housing stock will consist of:
- 68% one-room apartments;
- 20% two-room apartments;
- 12% three-room apartments for large families.
All apartments will have balconies or terraces.
The complex will be divided into four districts with shared infrastructure. It will include shelters integrated into the structure of the buildings, a school and a kindergarten, sports zones, a city park and a memorial garden.
Parking spaces will be located outside the internal courtyards or in an underground parking lot, so the courtyards will remain without cars. On the first floors with a height of 3.5 meters, commercial and social premises will be located, including clinics and consulting centers, where priority will be given to veteran business.
